Check-In / Check-Out

Check-in is at 4:00 PM and check-out is at 11:00 AM. Approved early check-in or late check-out is available upon request, subject to availability, and carries an additional $75 convenience fee (up to 4 hours).

Guests & Occupancy

Maximum occupancy is 10 guests. All guests must be listed at the time of booking. Registered guests only — no extra visitors without prior approval. There are strictly no outside guests or parties. Unauthorized guests may result in additional charges or immediate termination of the stay without refund.

No Parties / No Drugs

Parties are strictly prohibited. No illegal drugs of any kind are permitted on the premises. Violation will result in immediate termination of the stay without refund and may result in additional charges.

Deposit & Payment Policy

Upon confirmation of your request, a 50% deposit is required to secure your reservation. The remaining balance is due 14 days before check-in. Requests confirmed within 14 days of check-in require full payment upon confirmation. No payment is collected through this form.

Cancellation Policy

More than 30 days before check-in: Full refund of deposit minus a $50 processing fee.
14–30 days before check-in: 50% of deposit refunded.
Less than 14 days before check-in: No refund of deposit.

Hot Tub Rules

The hot tub is cleaned and tested before each arrival. Use the hot tub at your own risk. Additional posted rules are located at the property and must be followed.

• Shower before entering. This is not a bathtub.
• Do not step on the control screen when getting in or out.
• No glass in or near the hot tub — use provided plastic cups only.
• Do not jump from the grass into the hot tub. Grass clogs the filter and will turn the water green.
• Children must be supervised at all times near the hot tub.
• If water levels approach the filter line, fill using the hose located behind the hot tub. Water below the filter line can damage the pump at your expense.
• Guests are responsible for any damage to the hot tub.

Pond & Grounds

No swimming in the pond for guest safety. Children must be supervised at all times near the pond. Please stick to grass and landscaped areas — do not venture into the woods or unlandscaped areas. We do our best to eliminate poison ivy, but it is always a risk on wooded property. We are not responsible for any injuries resulting from contact with natural vegetation.

No Smoking

Smoking is strictly prohibited inside the property. If smoking outdoors, please dispose of butts appropriately. Violation of the indoor smoking policy will result in a $500 cleaning fee charged to the guest.

No Pets

Pets are not permitted unless prior written approval has been granted by the host.

Noise & Neighbors

Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighboring properties.

Septic System

This property is on a septic system. Do not flush anything besides the provided toilet paper. Multiple receptacles are provided for disposing of other items. Flushing non-septic-safe items may result in damage charges.

Property Care

Guests are responsible for leaving the property in the same condition as found. Excessive cleaning beyond normal use will be charged at $75/hour. Breaking any house rules may result in additional fees charged to the guest.

Damage & Liability

Guests are financially responsible for any damage to the property, furnishings, or equipment caused during their stay. By completing this booking, you agree to pay for any damages reported.

Liability Waiver & Release

None of DKCI Properties or the Owners of the premises assume any liability for (i) loss, damage or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing; or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God or other reasons beyond their control. This includes the use of any amenities including but not limited to the hot tub, pond, wagon, games, BBQ, appliances, and fire pit.

The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss or damage by whatever nature which has or may occur to the undersigned or any of his/her guests as a result of, or in connection with, the occupancy of the premises, and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, the prevailing party shall be entitled to recover reasonable attorneys' fees and costs. Owner reserves the right to terminate this Agreement at their discretion at any time.
